NOTICE OF SALE
Pursuant to an order of the Circuit Court of Covington County, Alabama, in the cause referenced above, I , Amy W Jones, Clerk of the said Court have been ordered to sell each of the following described lands during the legal hours of sale (11:00 AM or shortly thereafter) on the 10th day of February, 2023 at the front entrance to the Covington County Courthouse in the City of Andalusia, Covington County, Alabama, at public sale for cash to the highest bidder to wit: The Northwest Quarter and all that portion of the North half of SW 1/4 North of Conecuh River and Gantt Mill Creek, all in Section 35, Township 5, Range 15, Containing 175 acres, more or less, less the right of way deed to River Falls Lumber Company on November 7th 1921, as shown by deed Book 59, page 71. ALSO LESS the following parcels in the SW1/4 of NW1/4: (1) Point of Beginning is a CSA iron located at the Southwest corner of the Southwest quarter of Northwest Quarter of Section 35, Township 5 North, Range 15 East, St. Stephens Meridian. From POB run North 0 degrees 05 minutes West along fence for 255.0 feet to a CSA pipe on the right of way of Falls Road; thence run along ROW in a curve having a central angle of -7 degrees 20 minutes and radius of 3145.8, for a distance of 402.5 feet (cN 68°28’E, 402.5’) to a point. Continue along ROW North 64°39’ E for 253.9 feet to a point on the high bank of Gunter Mill Creek. Then South along creek for 723 feet (cS0°44’W, 658.0”) to an angle iron on the high bank. Then South 89° 11’ West along fence for 595.0 feet to the P.O.B. and containing 7 3/4 acres, more or less. (2) For a Point of Beginning of the lands herein described commence at the point where the accepted West line of the SW 1/4 of NW 14 of Section 35, Township 5 North, Range 15 East, intersects the North margin of the River Galls to Point “A” Road, thence N 2°23.4’E along the accepted West line of said forty a distance of 488.12 feet to a point marked by an iron pin, thence S 86° 35.2’E a distance o f399.59 feet to a point marked by an iron pin , thence S 7° 25.9’ W a distance of 288.06 feet to a point marked by an iron pin in the North margin of said road, thence Southwesterly along the Northerly margin of said road a chord bearing of S 68°40.1’W a chord distance of 490.07 feet to the Point of Beginning. (3) Commencing at the point where the accepted West line of the SE1/4 of NW 1/4 of Section 35, Township 5 North, Rang e15 East, intersects the North Margin of the River Falls to Point “A” Road, thence N °23.4’E along the accepted West line of said forty a distance of 488.12 feet to a point marked by an iron pin, thence S 86°35.2’E a distance of 399.59 feet to a point marked by an iron pin and the point of beginning of the lands herein described; thence continue S 86°35.2’E a distance of 379.69 feet to a point marked by an iron pin; thence continue S 3°30.3’ W a distance of 129,13 feet to a point in the center of point “a” road, a dirt county maintained road; thence Southwesterly along the center of said road a chord bearing of S 60° 02.7’ W a chord distance of 230.11 feet to point in the center of said road at the West end of a bridge; thence N 0°00’E a distance of 70.0 feet to a point on the North margin of Point “A” Road, a paved 60-foot right of way road, thence Southwesterly along the North margin of said road a chord bearing of S 69°53.5’W a chord distance of 143.22 feet to a point marked by an iron pin; thence N 7°25.9’W a distance of 288.06 feet to the point of beginning. (4) Commencing at the Southwest corner of the NW 1/4 of Section 35, Township 5 North, Range 15 East, and run thence East along the South line of said NW 1/4 of Section 35 for 990 feet to a point; thence Northerly 1000 feet to the South right of way of River Falls Road; thence Southwesterly along said South right of way to Gunter Mill Creek; thence Southerly along Gunter Mill Creek approximately 723 feet to the South line of said NW12 of Section 35, Township 5 North, Range 15 East.
