NOTICE OF MORTGAGE FORECLOSURE SALE
STATE OF Alabama
COUNTY OF COVINGTON

Default having been made of the terms of the loan documents secured by that certain mortgage executed by Christopher W Hendrix A Single Person to Mortgage Electronic Registration Systems, Inc., as mortgagee, as nominee for American Home Free Mortgage, LLC, its successors and assigns dated May 18, 2015; said mortgage being recorded on May 19, 2015, in Book 2015, Page 6473 in the Office of the Judge of Probate of Covington County, Alabama. Said Mortgage was last sold, assigned and transferred to Sun West Mortgage Company, Inc. to be recorded in the Office of the Judge of Probate of Covington County, Alabama.
The undersigned, Sun West Mortgage Company, Inc., under and by virtue of the power of sale contained in said mortgage, will sell at public outcry to the highest bidder for cash before the main entrance of the Court House in Covington County, Alabama during the legal hours of sale (between 11am and 4pm), on the 17th day of February, 2022 the following property, situated in Covington County, Alabama, to-wit:
Lot 10 and part of Lot 9 of Block A, Hartwood Addition to Andalusia as recorded in Plat Book 2, at Page 6 in the Office of the Judge of Probate, Covington County, Alabama, and being more particularly described as follows: Commencing at the Northeast corner of Lot 10, Block A, Hartwood Addition to Andalusia as recorded in Plat Book 2, at Page 6, In the Office of the Judge of Probate, Covington County, Alabama, said point being the point of beginning; thence South 26 degrees 46’ 38” West along the Westerly right of way line of McRainey Loop Street, a distance of 159.50 feet to a point; thence South 76 degrees 29’ 26” West along the Northerly right of way line of Sanford Road, a distance of 82.11 feet to found open pipe marking the Southwest corner of said Lot 10; thence South 76 degrees 29’ 26” West along side right of way line, a distance of 17.89 feet to a point; thence North 15 degrees 20’ 52” West a distance of 151.76 feet to the Southerly right of way of a 15’ Alley; thence North 84 degrees 42’ 04” East along said right of way, a distance of 18.16 feet to a found rebar marking the Northwest corner of said Lot 10; thence North 84 degrees 42’ 04” East, a distance of 192.00 feet to the point of beginning; said described tract containing .50 acres or 21785.58 square feet, more or less.

Said property is commonly known as 221 Sanford Road, Andalusia, AL 36420.
Should a conflict arise between the property address and the legal description the legal description will control.
Said property will be sold subject to any outstanding ad valorem taxes (including taxes which are a lien, but not yet due and payable), the right of redemption of any taxing authority, all outstanding liens for public utilities which constitute liens upon the property, any matters which might be disclosed by an accurate survey and inspection of the property, any assessments, liens, encumbrances, easements, rights-of-way, zoning ordinances, restrictions, special assessments, covenants, the statutory right of redemption pursuant to Alabama law, and any matters of record including, but not limited to, those superior to said Mortgage first set out above. Said property will be sold on an “as-is” basis without any representation, warranty or recourse against the above-named or the undersigned. The successful bidder must present certified funds in the amount of the winning bid at the time and place of sale.
